City guides Thailand
Chiang Mai
The original nomad city still delivers: a long-lease one-bed for 12,000 to 20,000 baht, a desk for under 4,000 a month and lunch for 55. But it is a city for part of the year. From late February to April, smoke from crop burning puts it near the top of the world's pollution rankings, and in September 2026 the visa rules tightened sharply.

How far English gets you Limited. Thailand ranks 116th on the EF English Proficiency Index, in the Low band, and Chiang Mai scores 453, below Bangkok. It works in Nimman, along the Old City cafe strip, in coworking spaces and in the ride-hailing apps. It stops with red-truck drivers, market stalls and Thai-run condo offices, and in anything official: an immigration extension, a Thai driving licence or a lease dispute needs a Thai speaker.
Honestly
Is this your kind of place?
It suits you if
Remote workers who want a cheap, calm base with a ready-made community of people doing the same thing, and who can plan the year around it: here from October to January, gone or indoors from late February to April. It suits anyone who signs a long lease rather than paying short-let rates, and who holds the 500,000 baht in savings the DTV needs and can apply from their home country.
It does not suit you if
Anyone with asthma, young children or a job that cannot move in March: readings near 190 micrograms of PM2.5 are real, and in 2026 the city opened 2,004 clean-air rooms. Anyone who needs a metro or will not ride a scooter properly licensed, because the red trucks are dwindling. Anyone treating the DTV as a tax shelter: 180 days in a calendar year makes you tax resident, and foreign income from that year is taxed when you bring it in. And since 15 September 2026 you cannot drift in visa-free for two months to try it. It is 30 days now.

Come now Fine Avoid
November to January is the season, and the reason is the air as much as the weather. From late February to April, crop and forest burning across the north fills the valley with smoke: in 2021 March averaged 83 micrograms of PM2.5, and on 29 March 2026 the city read 188. The rainy months from May to October are cheaper and greener than their reputation.
Connectivity
The internet, honestly
That is the median fixed download for Chiang Mai from Ookla data for the second quarter of 2026, as reported by a regional tech site. The same data says only 65.7 per cent of fixed-line tests cleared 25 Mbps down and 3 up, so roughly one test in three falls below a basic video-call floor.
Cafes are fine for email, and CAMP at Maya gives two hours of wifi for every THB 50 you spend. For daily calls, pay for a desk: UnionSPACE and Alt_ sell day passes for THB 200 to 320.

The rest
Things the other guides leave out
-
Visa-free is now 30 days
Cut from 60 on 15 September 2026, with only two land-border entries on the exemption each calendar year
-
Apply for the DTV at home
Since 31 August 2026 you need proof of permanent residence where you apply, and a police certificate under six months old
-
Scooters need the right licence
You need a 1968-convention international driving permit as well as your licence. Riding unlicensed can void travel insurance, and never leave your passport as a deposit
-
The red trucks are thinning out
Only about 100 of 1,000 registered songthaews are active, and drivers refuse fares or ask above the THB 30 ceiling. Grab and Bolt fill the gap
-
Short lets cost double
The same one-bed can be THB 17,000 on a year's lease and THB 37,000 short-term
-
The smoke is an emergency
In 2026 the authorities banned burning across 17 northern provinces and Chiang Mai opened 2,004 clean-air rooms
Work out whether you can actually afford to go
Every role on the board says which countries you can live in and still take it, so remote means remote.
