City guides Spain

Malaga

  • Winter sun in a real city
  • Rents rising fast
  • Old-town coworking cluster

Spain's telework visa, winter highs of about 17 degrees and a real working city rather than a resort. The catch is the rent. Average rents rose 11.3 per cent in the year to early 2026, new leases have no rent cap, and the city has frozen new tourist flats, so finding a mid-term let is hard work.

Every figure checked 14 Oct 2026

How far English gets you Not checked. We found no source that measures English in Malaga, so we cannot say where it works and where it stops. Spanish is the official language, so plan on it for anything official.

Honestly

Is this your kind of place?

It suits you if

Remote workers who want a mild winter in a real city rather than a resort: winter highs at the airport are about 17 degrees. It suits anyone who clears Spain's telework visa bar of EUR 2,442 a month gross and is happy to pay for a desk, because most of the coworking spaces are in the old town, within walking distance of each other. City buses are cheap for now, at EUR 23.95 a month for unlimited trips.

It does not suit you if

Anyone hoping Malaga is a cheap Spanish city. Average rents rose about 11 per cent in a year to early 2026, in parts of the city local households spend over 40 per cent of their income on rent, and new leases have no rent cap. New tourist flats are frozen across the whole city, so the mid-term rental market is tight. And anyone who hates heat: July and August average highs of about 31 degrees, and summer brings heat warnings and wildfire risk.

On weather, March, April, May and October are the months. July and August average highs of about 31 degrees with almost no rain, and the UK government warns of extreme summer heat and frequent wildfires: causing one is a crime, even by accident. Winter is mild, with highs of 16.8 to 17.7 degrees from December to February, but November and December are the wettest months, at about 100mm each. We found no official figure for the busiest tourist months. The averages are AEMET's 1981-2010 normals for Malaga airport.

Connectivity

The internet, honestly

That is Spain's average fixed download, 190.14 Mbps, from Ookla data for January 2025, reported second-hand. There is no figure for Malaga.

We found no source on cafe wifi or whether cafes welcome laptops, so do not plan calls around them. The sure option is a coworking day pass, at EUR 20.66 to 29 plus VAT. Several are in the old town: Regus on Calle Marques de Larios, Momentum on Plaza de la Constitucion and TLR on Calle Barroso.

The rest

Things the other guides leave out

  • No rent cap on new leases

Malaga is not a declared stressed area (zona tensionada) under the 2023 housing law, so rents on new contracts are not limited

  • Cover up in the street

Being in the street naked or only in underwear can bring a fine of up to EUR 750, after a police warning. In force since 16 November 2023

  • The cheap bus pass has an end date

The EUR 23.95 monthly card is guaranteed only to 31 December 2026. A pending ordinance sets the full price at EUR 39.95

  • Children ride free

Children up to and including 14 travel free on EMT buses with their own card

  • Biometric border checks

EES fingerprint and photo checks have been mandatory since 10 April 2026, and the flexibility that kept queues short ended on 6 September 2026
