City guides Cyprus

Limassol

  • EU sun outside Schengen
  • 60-day tax rule
  • Seafront priced accordingly

An EU seafront city outside Schengen, with UK plugs, English widely used and a tax-residence rule that can start at 60 days. The nomad visa asks EUR 3,500 a month net. The catch is the price and the paperwork: a one-bed runs about EUR 1,000 to 1,100 a month, and a walk-in coworking day is EUR 65. The visa's status is unclear: the government said in March 2025 that applications were open again, but Cyprus Mail reported no new quota that August. Check with the Civil Registry and Migration Department before applying.

Every figure checked 15 Oct 2026

  • Country Cyprus
  • Time zone UTC+3 07:21 there now

How far English gets you Not measured: we found no figure for how widely English is spoken. In practice it carries you through Limassol's international, finance and shipping economy, and through most dealings with landlords, cafes and coworking spaces, and there is an English-language daily, Cyprus Mail. It stops at the bureaucracy: nomad visa documents must be officially translated and certified, and citizenship needs B1 Greek and a written civics exam.

Honestly

Is this your kind of place?

It suits you if

Remote employees and freelancers from outside the EU clearing EUR 3,500 a month net, who want warm winters by the sea, the euro and English for daily life. It suits someone who can stay put long enough to use the 60-day tax-residence rule, which needs a business, job or office with a Cyprus-resident company, held all year, and a home there too.

It does not suit you if

Anyone on a budget: a one-bed is about EUR 1,000 a month and the polished seafront starts around EUR 2,500. Walk-in coworking is EUR 65 a day. July and August average 33 degrees with no rain, and GOV.UK warns of a high wildfire risk from April to October. Traffic is bad enough to be called a crisis in the local press. And anyone who needs certainty: the government said in March 2025 that visa applications were open again, but Cyprus Mail reported in August 2025 that no new quota had been issued. Whether it is open now is unconfirmed.

Where to live

Where to base yourself

  • Germasogeia and Potamos Germasogeias

The tourist strip and seafront east of the centre, which a property portal calls the most sought-after

The catch The priciest mainstream area, on the coast road into a city whose traffic the local press calls a crisis

  • City Centre and Old Town

About EUR 800 to 1,500 asking for a one or two-bed

Walkable, with the castle, cafes and the seafront promenade on the doorstep

The catch Much of the stock is older apartment buildings, and the cheap end of the range is that older stock

  • Neapolis and Limassol Marina

About EUR 2,500 to 8,000 asking, size not given

New-build towers and the marina, the most polished address in town

The catch Out of reach on most nomad budgets: even EUR 2,500 is over two-thirds of the EUR 3,500 visa income

  • Agios Athanasios

    Rent not checked

An inland corridor, described by a property portal as emerging and cheaper than the coast

The catch The government has approved a new mall here, against warnings of traffic chaos and protests by residents

Come now Fine Avoid

March, April, May and October are the months: highs of 20 to 29 degrees and little rain. July and August average 33 degrees by day with no rain at all, and GOV.UK warns of a high wildfire risk from April to October. Winter is mild and wet rather than cold, with highs of about 18 to 19 degrees in December and January and 87 to 100mm of rain in December and January. Carnival runs from 4 to 14 March 2027, and the Wine Festival takes nine days around the end of September (in 2026 it ended on 4 October). The averages are the Cyprus Met Service's, for an unstated period.

166 Mbps Typical download

Connectivity

The internet, honestly

That is the median fixed download for Cyprus as a whole, 165.55 Mbps, from Ookla data for March 2026. Mobile is 104.48 Mbps. There is no figure for Limassol.

We found nothing on cafe wifi or how cafes feel about laptops. The only coworking with published prices is Spaces and Regus, at EUR 65 for a walk-in day, so for regular calls a monthly plan or a good desk at home is the realistic choice. Ask the landlord about the connection before you sign.

The rest

Things the other guides leave out

  • Keep your passport

Car hire firms that ask for your passport as a deposit are breaking the law. Do not hand it over

  • Hire cars and the north

Cars hired in the Republic often have no insurance cover in the north

  • The north counts

Days in the north count towards your 90 visa-free days

  • Enter through the Republic

Use Larnaca or Paphos airports, or the ports of Limassol, Larnaca or Paphos. The US government warns against entering through the north

  • File in Nicosia

The nomad visa is filed with CRMD in Nicosia, in person or through a representative, within three months of arriving. Get your documents officially translated first

  • No fingerprints at the border

Cyprus is outside the EU Entry/Exit System, so British arrivals do not register biometrics
