City guides Mexico
Playa del Carmen
A Caribbean beach town with its coworking spaces on Avenida 10, a train to Cancun and Tulum, and real winter sun: December to April is the driest stretch, with March the driest month. The catch is the rest of the year and the strip itself. The UK government tells visitors to be very cautious downtown after dark, sargassum can foul the beach from May to July, and October is the wettest month, with 284mm of rain.

How far English gets you On Quinta Avenida, in Playacar, and in the tourist restaurants, coworking spaces and ferry and ADO desks, English gets you by. It stops at anything official or urgent: the US State Department says not all 911 operators speak English and advises finding a Spanish speaker to make the call. Expect landlords in Ejido and Colosio, colectivo drivers, the INM immigration office and the utility companies to work in Spanish only.
Honestly
Is this your kind of place?
It suits you if
Someone who wants a walkable beach town a bus ride from Cancun airport, a working coworking scene, and a life without a car: ADO buses, colectivos, the Tren Maya and the Cozumel ferry. It works best from December to March, and for someone earning in dollars or pounds who is happy to live in Colosio or Ejido and walk or ride into Centro. The visa is the same as for the rest of Mexico: a temporary residence permit from a consulate, with a route to permanent residence after four years.
It does not suit you if
Anyone who wants Mexico without the tourism. Downtown is a resort strip that GOV.UK tells you to be very cautious in after dark, where shootings have affected tourists since 2021 and British travellers have been assaulted, some involving hotel staff, taxi drivers and security staff. From May to July the beach can be brown with sargassum, and the 2026 season was forecast to be heavier than 2025. June to November is the wet season and hurricane season, and October brings 284mm of rain. Centro rents are tourist-priced, and foreigners pay double on the train and at the ruins. If you want culture, cheap rent and Spanish immersion, look at Merida or Oaxaca instead.

What everything else costs
| Asking rent, one-bed, Centro | MXN 18,000 to 32,000 a month | A cost-of-living blog, March 2026, with no sources. It disagrees with the listings: the cheapest Centro furnished one-beds were MXN 8,000 to 9,500 |
|---|---|---|
| Asking rent, one-bed, Colosio and Ejido | MXN 9,000 to 16,000 in Colosio, MXN 6,500 to 11,000 in Ejido | The same blog, March 2026 |
| Coworking, a month | MXN 2,500 to 6,900 | WorkZone from 2,500, CoWork-In up to 2,900, Nest 3,700, Bunker up to 6,900. All from the same undated travel blog |
| Tren Maya, Playa to Cancun | MXN 232 | The fare for foreign visitors, October 2026. Peninsula residents pay 116. Playa to Tulum is 246 |
| ADO bus from Cancun airport | MXN 255 | A fixed fare, from a February 2025 article. From Tulum airport it was 302 |

Can you legally stay?
| Or savings | USD 68,241 at San Diego, or MXN 1,344,373 at the Tecun Uman consulate, as an average balance over twelve months |
|---|---|
| Evidence | Income over the last six months, from a job or a pension. Most consulates do not take self-employed income, so freelancers and company owners usually qualify through savings. Las Vegas also accepts self-employed income |
| Where that comes from | A multiple of the UMA, Mexico's official unit of account, not the minimum wage. The savings bar is 11,460 days of UMA. The UMA is MXN 117.31 a day from February 2026 and moves every February |
| The visa | Residente Temporal por solvencia economica. Mexico has no dedicated nomad visa |
| Where you apply | At a consulate abroad, never inside Mexico, then 30 days to exchange it at INM once you land |
| First permit | One to four years at INM discretion, renewable in Mexico up to four years total |
| Permanent residence | After four years as a temporary resident |
| Citizenship | Five years of legal residence, plus exams in Spanish, history and cultural integration |
| Without a visa | British and American passports: up to 180 days, at the border officer's discretion. That is a maximum, not an entitlement |
| Tax residency | No day count: tax residence follows where your home is |
Where to live
Where to base yourself
-
Centro and Quinta Avenida
MXN 8,000 to 9,500 a month at the cheapest furnished listings; a blog says MXN 18,000 to 32,000On foot to the beach, the Cozumel ferry, the ADO terminal and most of the coworking spaces
The catch The UK government tells visitors to be very cautious after dark in downtown Playa del Carmen
-
Playacar
MXN 11,500 a month for one furnished listingA gated, quieter area of resorts and condos south of the ferry, with CoWork-In on Avenida Aviacion
The catch The dearest area in the only range found (MXN 30,000 to 55,000 for a two-bed condo), and everyday food and local life are back across the highway in Centro and Ejido
-
Colosio
MXN 5,000 to 8,500 a month at the cheapest listings; a blog says MXN 9,000 to 16,000The cheapest real residential area, north of Centro, with WorkZone on Avenida Colosio
The catch It is well north of Quinta Avenida, so the beach and the ferry are a taxi ride rather than a walk
-
Ejido
MXN 8,500 to 9,200 a month at the cheapest listings; a blog says MXN 6,500 to 11,000Where local Playa lives: local prices for food and rent, and the most Spanish practice
The catch It sits inland of the tourist zone, so expect Spanish-only landlords and a workaday, non-beach feel

Come now Fine Avoid
December to March is the window: highs of about 28 to 30 degrees and the least rain, with March the driest month at 28mm. June to November brings most of the rain and the Atlantic hurricane season, and October is the wettest month, with 284mm on about 16 days. Hurricane Wilma passed directly over Playa del Carmen in October 2005.
The other hazard is sargassum, the seaweed that piles up on the beach. By 19 May 2026 the navy had collected about 39,500 tonnes in Quintana Roo, against a season forecast of 120,000 to 130,000 tonnes, up from about 95,000 the year before. May to July was forecast to be the worst, and Playa del Carmen was named for constant build-up. The averages are SMN figures for the Playa del Carmen station, 1951 to 2010.
Connectivity
The internet, honestly
That is Mexico's national median fixed download on Ookla for May 2026. There is no figure for Playa del Carmen.
Some cafes on Quinta Avenida and Avenida 10, such as Ah Cacao and Marley Coffee, give free wifi with a purchase, but nobody publishes measured speeds. Fine for email. For calls, pay for a coworking desk (Nest is MXN 270 a day) or get the landlord to confirm a fibre line in writing before you sign; fibre runs about MXN 500 to 850 a month. In hurricane season, plan for outages and keep a mobile hotspot.

The rest
Things the other guides leave out
-
Carry the original passport
Mexican authorities can ask for your passport and entry stamp and do not accept copies or photos. Residents may be asked for the residence card
-
Vapes are illegal
Bringing in, buying or selling e-cigarettes is illegal. Customs confiscate them and you can be fined or detained
-
Pay the Visitax, on the real site
Quintana Roo charges foreign visitors 2.5 UMA, paid online before you leave, with a QR code checked at Cancun airport. Lookalike sites charge USD 30 to 40. The 2026 peso amount was not checked
-
Foreigners pay double on the train
The Tren Maya has four fare tiers. Playa to Cancun is MXN 232 for a foreign visitor and 116 for a peninsula resident
-
Taxi protests near Cancun
Licensed taxi drivers protesting against Uber have blocked roads near Cancun's hotels and pulled tourists out of Ubers, and people have missed flights. Take the ADO bus to the airport. The train does not stop at the airport: you change to the Tren Maya Conecta shuttle
-
911 may not speak English
Not all operators do. Get a Spanish speaker to make the call
Work out whether you can actually afford to go
